A. I chose to work with Greenland Homes because I believe in the process, the product, and especially the people. From start to finish, they offer a quality product and service.

3. We always ask what your favorite floor plan is – but you have another “favorite” in mind, right?

A. Yes! The show room! It’s awesome. Everything is at your fingertips creating an easy process and a great experience for the buyers. It’s fun to watch the buyers walk through and make decisions for their own home.

4. What else can you tell us about you?

A. I love Iowa and everything I’ve built here, but I absolutely love sun and sand! Nothing better than beach time with my wife, Tina, and daughter, Rylan. We love Mexico.

5. If you had to leave us with an inspirational quote, what would it be?

A. “The only place success comes before Work is in the Dictionary” – Vince Lombardi. I love this quote and take it to heart in my personal life and while serving my clients.

A. You’ll find me in Waukee at Spring Crest and Clayton Estates. Both are in excellent locations – stop out to see me during open houses and you’ll see what I’m talking about. Close to schools, quick to the Interstate. It’s great!

2. Why did you choose to represent Greenland Homes?

A. Simple! I like working for a builder that appreciates what his agents do for them. Top Notch. Honest.

3. Is there a specific Greenland Home floor plan that’s caught your eye? What do you like? 

A. My most favorite feature from one of Greenland’s floor plans (and I’ll make sure to point this out if we’re touring one together!) is the office in the Ironwood Plan. I love attention to detail and the detailed wood work in this office is an example of the craftsmanship that goes into a Greenland Home.

4. Tell us a bit more about yourself. 

A. I’ve been married for ten years this August to my amazing wife and we have 2 kiddos … Collin is 3.5 and our new daughter will be born in February. We’re so excited! We have 2 adorable dogs …  Zoey (American Eskimo/Papillion) & Lola (Mini Austrailian Shepherd) who keep us entertained. And one of the things I really enjoy right now is smoking food on my smoker (the brisket is soooo good).

5. If you had to leave us with an inspirational quote, what would it be? 

A. “If you fail to plan, you are planning to fail.” This holds true in life and when building a home (which is why you’ll want to work with me and Greenland Homes!).

Local Spotlight: Gong Fu Tea

Come for the Tea, Stay for the Atmosphere

Gong Fu Tea was started by two men who were ready to get out of the corporate world … and out of the coffee world, too. This eventually led to them starting Gong Fu Tea (see the full story here) and I’m glad they did!

When you walk in, you’re greeted with a wall FULL of tea to choose from. As well as an area to view select teas (psst … not all of them look like tea leaves). You can pick up each canister, look it over and smell the tea.


There is a catalog of teas you can look through – the staff is so helpful and will tell you how to brew your tea to perfection. For example, you’ll get instructions on the exact temperature and the number of minutes your tea should brew. If your history with tea is to keep a tea bag in hot water until you remember to take it out then this will blow your mind! Steeping your tea to their exact specifications makes a world of difference in flavor!

They have tea pots and tea cups for sale and will show you how to use them. You can browse through their teas on the website, but trust me, it’s much better going in where you can smell and even try a sample of the tea.

Gong Fu Tea is located in the East Village, close the corner of E Grand and E 6th. Let me know if you end up going there! I’d love to know which teas you tried.


2020 Color Trends

Classic Blue is Pantone’s 2020 Color of the Year.

So Many Colors to Choose From!

Everyone is announcing their color trends for 2020 and I’ll admit, I get sucked in each time. I love looking at the gorgeous colors and dreaming of the possibilities in my own home. Pantone always comes out with a color of the year and this year it’s Classic Blue, explaining  …

“Instilling calm, confidence, and connection, this enduring blue hue highlights our desire for a dependable and stable foundation on which to build as we cross the threshold into a new era.”

Harmonious Hues

Benajmin Moore has a selection of colors they recommend for 2020 as well.

Benjamin Moore calls these colors “harmonious hues” and I couldn’t agree more! I can see these in a living room with plants and natural sunlight shinning in. Which do you like the best?

Natural Elements

Behr also picked out some favorites for 2020. Their choices were inspired by natural elements such as sky, earth, water and plants.

Behr also comments that “Seasonal changes and world exploration also play a role in how we relate to color.” – I love this! It is so true – different parts of the world have different colors painting their landscapes, what a great way to bring those elements and memories into your own home.

Infinite Calmness

Sherwin-Williams says “On the horizon between ocean and evening sky rests a color of infinite calmness” … ok that sounds good to me! We’re all living busy lives – bring on the color of 2020 that invokes calmness. Has anyone used a color this bold before?

Things You Should Avoid After Applying For a Home Loan

You’ve done everything right so far; you’ve found a great lender, received a preapproval and submitted your loan package for final approval. Now you’re done, right? Wrong. Until you close on your new loan, it’s more important than ever to keep your credit steady; most lenders perform one last credit check right before they fund and a decline in your score can mean the difference between getting the home and losing the loan.

Things You Should Never do After Applying for a Loan

  • Don’t Change Jobs – While sometimes it’s unavoidable, especially if a new job is the reason for the move, but any change in income or job status creates risk and should be avoided if possible.
  • Don’t Make any Large Purchases – As tempting as it may be to go shopping for new furniture, wait until after you close to make any large purchases. This applies to furniture, appliances and even new cars. New loans could change your debt to income ratio and cause you to no longer qualify for the loan.
  • Don’t Apply for New Credit – Every time someone runs your credit report, your score is affected. This is not the Dme to search for a new credit card.
  • Don’t Close Any Credit Accounts – It might seem counterintuitive, but closing or paying off loans or credit cards might actually bring your FICO score down. The length of time you’ve had your credit open is a positive effect on credit scores.

The bottom line is to avoid doing anything to your credit. If you’re unsure of what you can or cannot do, ask you lender; they can guide you in the right direction and make sure you close on your new loan.

How We Choose Floor Plans: Client Needs

One question we’ve been asked before is – how do we choose floor plans?

There are a few factors that go into choosing a floor plan that will go on to represent Greenland Homes. We’re going to spend some time over the new few weeks giving you an inside look at how we evaluate floor plans and make sure they meet our criteria.

Today’s post is going to talk about Client Needs. This is a huge factor in choosing a floor plan!

Our clients are in different stages of their lives and looking for a home that meets different needs. Some are upgrading for more space, some are downsizing to a townhome, others are just beginning the home ownership journey and are looking for their very first home.

We keep all of this in mind when looking at floor plans. We’re always on the look-out for layouts that make a busy family life a bit easier.

  • Things like, drop zones for coats/bags/shoes when you enter from the garage
  • Laundry on the same level as the bedrooms
  • Eat-in kitchen that’s perfect for making dinner while helping with homework
  • Basement that’s ready to finish so you can keep adding livable square footage as you need it

We also choose floor plans that are perfect for first-time home buyers.

  • We understand that many first-time homebuyers are different than they were a few years ago and “family” looks different now. Clients are looking for their own home so they can finally get the pet they want. Some are buying, knowing they will have roommates with them.
  • Plus, one thing we hear the most – many first-time homebuyers are looking for something affordable. Our American Dream Series is designed with all of this in mind.

Another reason why clients choose a new home, is they are looking to downsize.

  • Some clients want a home that easier to move around in, which would make our ranch plans perfect for them.
  • Other clients aren’t worried about mobility, but they are ready to relax and not worry about things like lawn maintenance and snow removal. This makes our townhomes a perfect fit for them!
